Why should I list my property as a short-term rental?

Short-term rentals typically earn 2–3x more revenue than long-term leases. With shorter stays, we can keep your property in excellent condition through regular cleanings and timely maintenance. Plus, you retain flexibility — whether you want to block off time for personal use or plan to live in the property down the road.

Why should we choose your company to manage our short-term rental?

We’re a locally owned, boutique management company with deep roots in Tucson — we’ve lived here forever and know this market inside and out. That means better guidance, better guest experiences, and better results for your property.

Unlike big national companies, we intentionally manage a small portfolio so we can give each home — and each homeowner — the personalized attention they deserve. We’ve been hosting for over a decade and are passionate about providing authentic hospitality that leads to five-star reviews and repeat bookings.

What types of properties do you manage?

We manage fully furnished, guest-ready homes across Tucson, Oro Valley, Marana, and Vail. Most of our clients are not local and rely on us to manage their property full-time.

We do not manage owner-occupied or shared spaces. All properties must be entirely guest-facing, with a separate entrance and no on-site hosts. If your property is in an HOA, we also require confirmation that short-term rentals are allowed.

We specialize in homes that function as dedicated vacation rentals, with minimal personal use by the owner (typically no more than 30 days per year).

How much do you charge?

Our full-service management fee is 20–25% of gross revenue. We offer a 20% rate for owners with multiple listings, and our standard rate is 25% for individual properties.

We also charge a one-time setup fee of $1,500, with a $500 discount for turnkey-ready homes — and we occasionally run seasonal specials.

There are no hidden fees. Owners retain full ownership of any furnishings, smart features, or consumables purchased during setup. We work within a clear, approved budget, and all core services — including guest messaging, calendar management, and support — are included in our commission.

How much can I expect to earn?

Short-term rental earnings vary based on location, layout, seasonality, and how guest-ready your home is. Tucson is a seasonal market, with slower summers and busier fall–spring months.

While the citywide average occupancy rate is around 55%, our properties consistently achieve 85% or higher thanks to optimized pricing, strategic marketing, and high-quality guest experiences.

We offer profit analyses for serious leads who are ready to move forward. These give a realistic baseline of what your property could earn based on current market comps. 

As a property owner, how do I get paid?

We collect rents from all Online Travel Agencies (OTAs) like Airbnb and VRBO. Each month, we’ll compile and send a profit and loss report and will transfer funds for your portion of the revenues after expenses via Zelle or another payment platform.

How long will it take to get my property listed and start earning money?

Most properties are up and running within 2–4 weeks from the time we sign the contract and receive the setup deposit.

If your property is a good fit, we’ll schedule a walkthrough to assess furnishings, amenities, and any smart features needed. From there, we’ll provide a setup budget and estimated launch timeline. Once funds are received, we move quickly — procuring inventory, installing everything, scheduling photography, and creating your listing.

As a property owner, what do I have to do to get my property set up, listed, and for ongoing management?

Very little — we handle everything from setup to day-to-day operations so your income stays passive. Once we sign the contract and receive your setup deposit, we take care of:

  • Sourcing and installing smart features and consumables

  • Creating and launching your listings

  • Managing guest communication, cleanings, and minor maintenance

  • Handling pricing, bookings, and monthly payouts

All we need from you is timely access to the property, budget approvals during setup, and basic account information for payouts, wifi access, and maintenance contact. From there, we take it off your plate.

Do you work with out-of-state owners?

Yes! Many of our clients live outside of Tucson. We manage everything locally, so you don’t need to be involved in the day-to-day. You’ll have full visibility into bookings and income, and we’ll always keep you in the loop.

How am I protected against damages from guests?

Guest damage is rare thanks to our pre-screening process and the attentiveness of our cleaning teams, who document and report any issues immediately after each stay.

If damage does occur, most booking platforms we use — including Airbnb, VRBO, and Booking.com — offer up to $1M in coverage per booking. We handle all communication with the platform to pursue compensation on your behalf. For platforms that don’t include coverage, we collect a refundable security deposit from guests.

Additionally, most homeowners insurance policies provide some level of protection for short-term rentals. We recommend checking with your provider, and we’re happy to refer you to trusted supplemental STR insurance options if needed.

Will I still be able to stay at my property?

Yes — you’re welcome to block off time for personal use or reserve the property for friends and family. That said, we specialize in managing properties that function primarily as short-term rentals, so we ask that owners limit personal stays to no more than 30 days per year.

This helps maintain consistent guest performance, strong reviews, and predictable income. We’ll always work with you to coordinate your desired dates in advance.

Can you take over management from another company?

Yes — we often take over existing listings from other management companies. We’ll review your current setup, timeline, and guest readiness, and walk you through a smooth transition plan.
